Electronic Appraisal Delivery (EAD) Portal
The Federal Housing Administration's (FHA) EAD portal is a web-based technology system used by FHA-approved mortgagees to submit appraisal reports to FHA. All appraisals for new originations must be submitted to FHA through the EAD portal.
EAD Features
- Offers process efficiencies inherent in an electronic data submission;
- Uses industry standard data formats developed and maintained by the Mortgage Industry Standards Maintenance Organization (MISMO);
- Provides role-based access and functionality, allowing mortgagees to control use; and
- Sends submitted data to the FHA Connection (FHAC) system to pre-populate certain FHAC data fields in the Appraisal Logging screen.
EAD Access Methods
There are two ways for mortgagees to access and submit appraisals through the EAD portal:
- Through the web via the EAD portal's secure URL at https://www.ElectronicAppraisalDelivery.com, which allows up to 10 appraisal submissions at one time; or
- By building a direct integration interface to the portal from a mortgagee's systems using the EAD Portal Technical Integration Guide. This method allows hundreds of appraisals to be submitted at one time. Request a Technical Integration Guide by calling the FHA Resource Center at 1-800-225-5342 (Option 2, then Option 5).
EAD User Roles
- EAD Administrator: The individual(s) within a mortgagee's organization responsible for: managing the organization's presence within the EAD portal; and assigning and managing individual user and designated third-party service provider access rights.
- EAD User: The individual(s) within a mortgagee's organization who will access the portal to deliver appraisal data and reports to FHA.
- Designated Third-Party Service Provider: A third-party service provider, such as an appraisal management company or outsourced fulfillment provider that the mortgagee authorizes to submit appraisal reports and data to FHA on the mortgagee's behalf.
Getting Started with the EAD Portal
Newly approved FHA mortgagees must establish their presence in the EAD portal before they can complete the necessary steps to obtain an FHA insurance endorsement on a mortgage. Establishing a presence in the EAD portal involves both the mortgagee's intended EAD portal Administrator(s) and the mortgagee's designated FHAC Application Coordinator. Access the EAD Portal
First-time users must obtain EAD Portal access from the organization's EAD Administrator prior to clicking the icon at the left.
Attention EAD Administrators: Your FHA Connection User ID and password will not provide access to the EAD portal. You must receive EAD-specific access credentials and an Appraisal Portal "One Time Key" for your first log in to the EAD portal. See the Onboarding to the EAD fact sheet for more information.

Onboarding To and Using the Legacy Electronic Appraisal Delivery (EAD) Portal
All Federal Housing Administration (FHA)-approved mortgagees must submit required appraisal reports for originations to FHA through the Legacy EAD portal or through the FHA Catalyst: EAD Module.
Newly-approved FHA mortgagees, or existing FHA mortgagees who do not have access to EAD, must establish a presence in the Legacy EAD portal or in FHA Catalyst EAD in order to submit appraisal information to FHA. Submission of appraisal information is required before a mortgagee can proceed with the steps necessary to obtain an FHA insurance endorsement on a mortgage.
Establishing a Presence in the Legacy EAD*
To establish a presence in the Legacy EAD portal, mortgagees must first have an assigned FHA Connection (FHAC) Application Coordinator who has valid FHAC IDs and passwords to access the FHAC system. Establishing a presence involves both the FHAC Application Coordinator and the mortgagee's designated EAD Administrator(s). Mortgagees must have an assigned EAD Administrator for each of their FHA Lender IDs.
- Newly-approved FHA mortgagees: Additional information about accessing FHA Connection will be included in your FHA Approval package. Information for accessing EAD will be provided to FHA approved lenders when applying for Unconditional Direct Endorsement authority during the test case phase of the program.
- Existing FHA-approved mortgagees: In most cases, your Legacy EAD portal access credentials are available in FHA Connection. The FHAC application coordinator must first authorize an EAD Administrator within FHA Connection, after which, the EAD Administrator can retrieve the first required access credential - the EAD Portal One Time Key - from the User Profile Page of the FHAC ID Maintenance Menu. The steps for accessing and using the EAD Portal One Time Key, and subsequent steps necessary to establish a presence in the EAD portal, are documented in the EAD Lender Administrator User Guide and FHA's Onboarding to the EAD Quick Start fact sheet.
- Designated Third-Party Service Providers: Must be designated by the mortgagee within the EAD portal before the service provider can access the EAD portal and/or submit appraisal reports and data on the mortgagee's behalf.
*Registered EAD Administrators will receive additional EAD login credentials for their first-time EAD login from the email box noreply@veros.com. Mortgagees should add this email to their address lists to avoid having this email blocked by Spam filters or sent to "Clutter" email boxes.
