On December 2, 2020, FHA issued Mortgagee Letter 20-41, effective for forward mortgage case numbers, and Mortgagee Letter 20-42, effective for Home Equity Conversion Mortgage (HECM) case numbers, assigned on or after January 1, 2021.
These Mortgagee Letters provide the mortgage limits for Title II FHA-insured forward mortgages and the maximum claim amount for FHA-insured HECMs for Calendar Year (CY) 2021.
FHA's nationwide forward mortgage limit "floor" and "ceiling" for a one-unit property in CY 2021 are $356,362 and $822,375, respectively.

For CY 2021, the HECM maximum nationwide claim amount will be $822,375 for all areas, and effective for all case numbers assigned on or after January 1, 2021 through December 31, 2021. Refer to Mortgagee Letter 20-42 for more details.
