March 2024 Update

Updated the Mortgage Loan Default Status Transaction Set (TS) 264 documentation to indicate an additional Delinquency Default Status (DDS) Code and an additional Occupancy Status Code.  The DDS Code '51' (Payment Supplement) is added to the list for Delinquency Workouts (AL) and Occupancy Status Code '7' (Occupancy Determination Not Required) is added to the list of authorized codes.

March 2023 Update

Updated the Mortgage Insurance Benefits [Claim] Transaction Set (TS) 260 and Payment Advice Transaction Set (TS) 820 documentation to include the instructions for the use of a COVID-19 Recovery Option Code.

Updated the Mortgage Loan Default Status Transaction Set (TS) 264 documentation to indicate an additional Delinquency Default Status (DDS) Code.  The DDS Code '50' (Recovery Standalone Partial Claim Started) is added to the list for Delinquency Workouts (AL) in accordance with the appropriate March 2023 timeframe.

February 2023 Update

Updated the Mortgage Loan Default Status Transaction Set (TS) 264 documentation to indicate the changes to the Unpaid Principal Balance (UPB) Amount that is mapped to the AMT02 element when the AMT01 Qualifier is 'UB'.  The UPB Amount now allows for a maximum of ten-digits including decimal values.

May 2022 Update

Updated the Mortgage Loan Default Status Transaction Set (TS) 264 documentation to include eight additional Delinquency Default Status (DDS) Codes.  Two DDS Codes, '1D' and '1J' are added to the list for Account in Foreclosure (AF) and six DDS Codes, '2U', '2N', '2G', '2I', '2R', and '2S' are listed for Account in Pre-Termination (PT).  The DDS Codes are mapped to the SOM01 element [Block 16a].  Please refer to HUD Mortgage Letter ML 2022-08 for additional details.

February 2022 Update

Updated the Mortgage Loan Default Status Transaction Set (TS) 264 and Application Advice Transaction Set (TS) 824 documentation based on changes effective March 1, 2022, as referenced in the HUD Mortgage Letter ML 2021-31.

August 2021 Update

Updated the Mortgage Loan Default Status Transaction Set (TS) 264 documentation to include two additional Delinquency/Default Status (DDS) Codes. The DDS Codes are '38', indicating 'Recovery Modification Started without Partial Claim'; and '61', indicating 'Recovery Modification Started with Partial Claim', which are mapped to the SOM01 element [Block 16a].

July 2021 Update

Updated the Mortgage Loan Default Status Transaction Set (TS) 264 documentation to include an additional Delinquency/Default Status (DDS) Code of '3A', indicating 'Advance Modification Started', which is mapped to the SOM01 element [Block 16a].

June 2021 Update

Updated the Mortgage Insurance Benefits [Claim] Transaction Set (TS) 260 and Application Advice Transaction Set (TS) 824 documentation to remove the use of the Social Security Number (SSN).

July 2020 Update

Updated the Mortgage Loan Default Status Transaction Set (TS) 264 documentation to include an additional Delinquency/Default Status (DDS) Code of '53', indicating 'Combination Partial Claim/Modification Started (Non FHA-HAMP)', which is mapped to the SOM01 element [Block 16a].

April 2020 Update

Updated the Mortgage Loan Default Status Transaction Set (TS) 264 documentation to include an additional Delinquency/Default Reason (DDR) Code of '055', indicating 'Related to National Emergency Declaration', which is mapped to the DFI01 element [Block 20].
