HUD Newark Field Office Director Justin Sheid and HUD New Jersey staff joined the Newark Housing Authority to celebrate the groundbreaking of Terrell Homes, a beloved housing site needing significant investments and upgrades.

Newark Housing Authority Executive Director Victor Cirilo hosted the event, bringing together Newark Mayor Ras Baraka, city leaders, and Terrell Homes residents that look forward to the site’s transformation.

Terrell Homes’ financing includes a TD Bank construction loan, New Jersey Housing Mortgage Finance Agency (NJHMFA) tax-exempt bond financing, NJHMFA Post-Hurricane Sandy HUD CDBG-DR funds, deferred developer fees, and equity from the sale of 4% federal low-income housing tax credits and New Jersey state tax credits.

Another component of the new Terrell Homes is HUD’s Rental Assistance Demonstration program. RAD is being used to build part of the development. This is Phase 1, a 69-unit, 100% affordable senior housing project for seniors 55 and over. The development will include on-site parking, community space, common laundry facilities, security features, and energy-saving measures to foster a healthy living environment for residents.
