Appraisal Logging Help

Appraisal Logging allows a lender to log, add, change, or review appraisal information prior to insurance processing. Once an appraisal has been logged and the case has been insured, a lender may only access Appraisal Logging to query the appraisal information.

Values are Update and Assign
The Update and Assign values now apply to both input and output. If no value is provided, the attribute is omitted or is set to "Assign" the appraiser license provided in FHAVAAppraiserLicenseIdentifier will be applied to the appraiser performing the appraisal. The value must be set to "Update" when requesting an appraisal extension. Also; when requesting an appraisal extension the FHAVAAppraiserLicenseIdentifier must be entered twice, once with the AppraiserAssignmentStatus set to "Assign" and once with the AppraiserAssignmentStatus attribute set to "Update."
Please be aware that the value of "Current" will no longer be returned.
Removed AppraiserLicenseIdentifier and all subnodes. If you have been using this node please use FHAVAAppraiserLicenseIdentifier now.
AppraiserLicenseIdentifier will be accepted for 90 days after implementation but will be removed with no further notice after that date.
Added AppraisalUpdateDate
Added attribute _Certify to AppraisalEffectiveDate and to AppraisalUpdateDate
If the appraisal effective date is more than 10 days prior to the case assignement date you must set the _Certify field to "Yes" on AppraisalEffectiveDate.
When requesting an appraisal extension using the AppraisalUpdateDate field the _Certify field must be set to "Yes" to certify that the property has not declined in value.

Type of license issued to appraiser. This field is optional unless the appraiser cannot be uniquely identified by state and license combination. If Type is omitted and the state and license combination is unable to uniquely identify the appraiser, this transaction will return an error message.

Valid values for the license type fields are Licensed, CertifiedGeneral, CertifiedResidential

The FHAVAAppraiserLicenseIdentifier element and child nodes contain identical data to the AppraiserLicenseIdentifier element and children. It has been included to enhance consistancy with other FHA B2G functions.

In the output; license type is only reported for the "Reassinged" appraiser, even if both the current and reassigned appraisers are identical are identical

Information Returned:

Using the above input fields, the appraisal logging request will be processed or rejected. The results of the request will be displayed in the <ProcessStatusCode> field and will indicate either "Error" or "SuccessUpdatesAllowed". When an error occurs, a message pertaining to the error will be displayed in the <ProcessStatusMessage> field.
