  1. How do I qualify to be listed on the FHA Appraiser Roster?

    To be eligible to perform appraisals acceptable for underwriting FHA-insured loans, you must possess a current license/certification with credentials based on the minimum licensing/certification criteria by the Appraiser Qualifications Board (AQB) of the Appraisal Foundation for each state in which you desire to perform FHA appraisals and not be listed on the General Services Administration's Suspension and Debarment List, HUD's Limited Denial of Participation (LDP) List, or HUD's Credit Alert Interactive Voice Response System (CAIVRS).

    You can apply for placement on the FHA Roster by completing the online application.

  2. I have attempted to apply online but am having problems, what do I do?

    If you have questions about the application process or need help, you may call (202) 402-2041 and leave a message stating your name, phone number and the nature of your question. Calls are answered in the order in which they are received.

  3. How do I know if I am on the FHA Roster?

    You can check the FHA Appraiser Roster for your status and to make sure your information is correct.

  4. What procedure should an appraiser follow if his/her license expires or his/her information is incorrect on the Roster listing?

    Some licenses are renewed automatically but others must be updated online by the appraiser via FHA Connection. The appraiser must provide FHA with proof of renewed license(s)/certification(s). An expired license will cause the appraiser to be ineligible to perform FHA appraisals. Appraisers must update information and renew licenses using the ID Maintenance section in FHA Connection. All FHA Roster Appraisers must have an FHA Connection user ID. For information on how to obtain a user ID go to the Appraiser Roster webpage.

  5. Why, after I submitted my renewal, does the FHA Appraiser Roster still show me in an "expired" status?

    FHA will only update the Appraiser Roster after confirmation that the new license or certification information has been updated in the Appraisal Subcommittee's (ASC) National Registry, a national listing of all licensed and certified appraisers. Until FHA can confirm your updated license or certification information on the National Registry, you status will remain expired on the Appraiser Roster. The national Registry is updated when the state appraiser regulatory agency reports to ASC.

  6. I have received notification that I'm not eligible for placement on the Appraiser Roster due to placement on one of the following: the General Services Administration's Suspension and Debarment List, HUD's Limited Denial of Participation (LDP) List, or HUD's Credit Alert Interactive Voice Response System (CAIVRS). What does this mean?

    • GSA's Suspension and Debarment List or Excluded Parties List: The purpose of Excluded Parties List is to provide a single comprehensive list of individuals and firms excluded by Federal government agencies from receiving federal contracts or federally approved subcontracts and from certain types of federal financial and non-financial assistance and benefits.
    • Credit Alert Interactive Voice Response System: CAIVRS is a Federal government database of delinquent Federal debtors that allows federal agencies to reduce the risk to federal loan and loan guarantee programs. CAIVRS alerts participating Federal lending agencies when an applicant for credit benefits, or for a position of trust in support of the administration of a Federal credit program, has a Federal lien, judgment or a Federal loan that is currently in default or foreclosure, or has had a claim paid by a reporting agency.
    • HUD's Limited Denial of Participation (LDP) List: A Limited Denial of Participation (LDP) is an action taken by HUD which excludes a party from further participation in a HUD program area. An LDP generally expires in one year. A HUD "program area" is as broad as the programmatic jurisdiction of an Assistant Secretary. LDPs are issued to parties (individuals and companies) who fail to comply with HUD program standards. In most cases, the causes of an LDP action can be remedied by the party. LDP actions include provisions for an appeal process which begins with a speedy conference at the HUD office that issued the LDP.

  7. How do lenders and underwriters know whether an appraiser is eligible to perform FHA appraisals?

    FHA maintains the FHA Appraiser Roster and will approve only those appraisers who meet the eligibility requirements for placement on the Appraiser Roster. Lenders can ascertain an appraiser's roster status through FHA Connection or ECHO.
