Operations and Maintenance Expenses


Operations and Maintenance expenses are those required to keep the property in working order. The Template requires data on these typical operations and maintenance expenses:

  • Security. Enter an estimate of annual security costs, such as a night watchman or alarm system maintenance.

  • Operations and Maintenance Administrative Payroll Costs. Properties usually employ at least one maintenance staff person. Enter a annual estimate of the operations and the maintenance administrative payroll.

  • Elevator (if any). Enter an estimated annual cost for keeping all elevators on the property in working order, including the cost of any required inspections.

  • Other Mechanical Equipment. Estimate the annual cost of maintaining other mechanical equipment on the property.

  • Interior Painting. Interior painting is important for making the project appealing for current and potential tenants. Enter the annual interior painting budget.

  • Routine Repairs and Supplies. Enter the annual budget for routine repairs and supplies, excluding costs already entered.

  • Exterminating / Lawn and Landscaping / Garbage Removal / Snow Removal. Enter an approximate annual cost for these items.

  • Resident Services. Enter the annual budget for services for residents.

  • Other Maintenance Costs. Enter the annual budget for operations and maintenance expenses not already addressed.

  • Use the Other Operations and Maintenance Expenses field to enter related costs that are not represented by the other items in this category. Enter a label (replacing the "Other Operations and Maintenance Expenses" text) and an amount. If you do not need to use this field, simply leave it blank.
