The items in this portion of the Development Pro-Forma tab complete the picture of your funding sources. The input fields include:

  • Tax Credit Equity, which is obtained through participation in the Low-Income Housing Tax Credit Program.

  • Grant or Donated Land (1 and 2), which is the amount of funds or lands donated to the project. A cash grant is given with no repayment expectation. Donated land is the value of land contributed to a project either through a no cost leasing arrangement or a donation.

  • Grant of Donated Land Source (1 and 2), which identifies the institution or program providing the grant or donated land.

  • Other Financing, which refers to funds from other sources, excluding amortized debt from other sources. Note that the Template assumes that this additional financing is not an amortizing loan. The Template does not incorporate any repayment calculations related to this financing.

    If your project involves financing with a complex or irregular schedule of payments, create a custom loan on the Custom Loans tab.

  • Other Financing Source, which identifies the institution or program providing the other financing. In some cases, a Federal, State, or local affordable housing program will be the other financing source.
