The following chart demonstrates sample HOME and LIHTC rents for St. Paul, MN in 2002. Remember the following key points:
- The Low HOME rent is the lesser of (1) 30 percent of the monthly income of a household at 50 percent of AMI, adjusted for unit size and tenant-paid utilities; or (2) the High HOME rent.
- The High HOME rent is the lesser of (1) 30 percent of the monthly income of a household at 65 percent of AMI, adjusted for unit size and tenant-paid utilities; or (2) the FMR.
- LIHTC rent limits, like HOME rent limits, are based on AMI and are adjusted by unit size and tenant-paid utilities.
- For units subsidized under both programs, the stricter (i.e., lower) rent limit applies.
